How Property Sourcing Works
You tell us what you want. We find it, vet it and introduce it. We take a sourcing fee. That's the whole model.
Simple on purpose
Investors come to us and tell us what they're trying to buy. We go and find it, mainly off-market but through any channel where the numbers work, then analyse it properly and introduce it. If you buy, we earn a fixed sourcing fee. We never touch your purchase funds, we never take commissions hidden in the price, and we never send you a deal we wouldn't stand behind. See what we source for investors for the full range of stock we work across.
Tell Us Your Criteria
Budget, strategy, preferred areas, target returns and how hands-on you want to be. We only search against a clear brief. It is what keeps your deal flow relevant instead of noisy.
We Search
Direct-to-owner approaches, agent relationships, landlords, developers and auctions, plus the open market when something is simply mispriced. Most of what we look at is discarded quickly.
We Vet
Price against sold comparables, realistic rent, refurbishment costs, demand and exit options, with the downside case built before the upside. If a deal doesn't clear your criteria, you never see it.
We Introduce
The opportunity lands with you as a complete picture: property, price, evidence, risks and exits. You decide. No pressure, no countdown clocks, no "three other buyers are looking".
You Complete, We Support
Your solicitor handles the purchase; funds move solicitor to solicitor, never through us. We stay on the deal through survey, legals and completion, because a deal only counts when you have the keys.
How we're paid
- A fixed sourcing fee per deal, agreed in writing before we search
- Due when your purchase completes, not before
- No search fees, no retainers, no monthly anything
- No commissions hidden in the purchase price
What we never do
- Hold or handle your purchase funds, ever
- Guarantee returns, or work with anyone who does
- Send volume instead of quality
- Introduce a deal before our registrations are complete
