You bring the capital and the goals; we bring vetted off-market opportunities with the numbers already done. No trawling portals and no guesswork, just deals that fit your brief, presented clearly and supported through to completion.
Join the Investor NetworkIf you want to source deals yourself, we will show you how we actually work: how we find off-market stock, run the numbers, package a deal and stay compliant. Real methods from a working desk, not theory from a course slide.

A good sourcer does the work most buyers cannot do, and should not have to. Here is what that is worth:
Sourcing is slow work: research, viewings and negotiations. We do it full time so you don't have to.
Deals that never reach the portals, sourced through agents, landlords, developers and auctions.
Street-level knowledge of the markets we work: values, rents, demand and what is changing.
Location, condition, renovation potential and projected returns, all evaluated before you commit.
Due diligence that flags structural issues, legal complications and unfavourable market conditions early.
We source privately available and overlooked UK property opportunities through agents, landlords, developers, auctions and direct relationships. They reach us before they reach the wider market, giving you first look at the kind of stock most buyers never hear about.
Every opportunity is assessed on the numbers that matter: purchase price, yield, refurbishment costs, sold comparables, rental demand and exit potential. The full investment case has been built and tested by the time the deal lands in front of you.
We do not send endless listings to your inbox. We present a much smaller number of opportunities where the investment case is genuinely clear, and we will tell you plainly when a deal does not stack up, because most of them don't.
Tell us what you're trying to buy and we'll put you on the list for opportunities that actually match, and nothing else. When something fits your budget, your strategy and your areas, you'll hear about it directly from a partner.
Stagg & Houghtons is deliberately small. You deal with a principal, always.
Sam leads the firm's research, finding the right streets and the right owners before anything is listed. He owns the analysis behind every opportunity: the comparables, the yields, the costs and the downside case.
"If a figure can't show its source, it doesn't ship."
Ben runs the ground game: the weekly agent calls, the auction rooms, the landlord and developer conversations. He negotiates from the evidence, comparables and quotations rather than bluster, and stays on every deal from offer to keys.
"Sellers don't want the highest bidder. They want the buyer who completes."

Property sourcing requires redress-scheme membership, HMRC anti-money-laundering supervision and ICO registration. Ours are in progress, and we will not introduce a single deal to a single investor before they are complete. Every register involved is public. When we say check us in fifteen minutes, we mean it.
A fixed fee per deal, agreed in writing before we start searching. There are no search fees and nothing monthly. The fee is due at completion, when you have the keys, and every other outcome is covered in writing.
No, and be careful with anyone who does. Property values and rents go down as well as up. What we stand behind is the process: evidenced numbers, a downside case on every deal, and opportunities rejected the moment they stop clearing your criteria. We sell sourcing and analysis, not investment advice.
Never. Deposits and purchase funds move between solicitors, yours and the vendor's, the same as any private purchase.
No. Joining the network simply tells us what you're looking for. There are no fees, no obligations and no contracts. If a deal fits, you'll hear about it; if nothing fits, you won't hear from us at all.
Roughly one agreed sale in three falls through industry-wide, so it's designed in: we source a replacement or refund your reservation, your choice, and we keep pipeline behind every deal so a collapse costs weeks rather than months.
