Is property sourcing legit?

Yes. Property sourcing is a legitimate, established way to buy investment property, but the industry is easy to enter and scams exist, so verify before you pay anyone. Check four public records: redress scheme membership, the HMRC anti-money-laundering supervised register, the ICO register and professional indemnity insurance. Our own registrations are in progress, and we will not introduce a single deal until they are complete.

Are you regulated? Can I check?

Property sourcing requires redress-scheme membership, HMRC anti-money-laundering supervision and ICO registration. Ours are in progress, and we will not introduce a single deal to a single investor before they are complete. Every register involved is public. When we say check us in fifteen minutes, we mean it.

Which areas of the UK do you cover?

All of it. Your brief sets the target areas, anywhere in the United Kingdom, and we source to it. We are not tied to one city or region: the search follows your criteria, not our postcode.

Can you source HMOs, tenanted properties or blocks of flats?

Yes. We source houses, flats, HMOs, tenanted properties, blocks of flats and multi-unit freeholds, refurbishment projects and land across the UK, matched to your brief. HMOs arrive with licensing checked per property and postcode; tenanted stock arrives with the tenancy paperwork audited before introduction.

How does property sourcing work?

You tell us your budget, strategy and target areas. We search, mainly off-market, vet each opportunity against your brief, and introduce the ones that clear it with the numbers already done. If you buy, our fixed sourcing fee is due at completion. If you never complete, no fee is due.

What do you charge, and when?

A fixed fee per deal, agreed in writing before we start searching. There are no search fees and nothing monthly. The fee is due at completion, when you have the keys, and every other outcome is covered in writing.

How much does a property sourcer charge?

Most UK sourcers charge either a fixed fee per deal or a percentage of the purchase price; the Property Redress Scheme publishes an independent guide to property sourcing that sets out the typical fee structures. We keep it simple: one fixed fee, agreed in writing before we start searching, due at completion.

Do I have to pay anything upfront?

No. There are no upfront fees, no search fees and no deposits payable to us. The sourcing fee is agreed in writing before we start and becomes due at completion, when you have the keys. Purchase funds only ever move between solicitors; never send money to a sourcer directly.

Do you ever hold my money?

Never. Deposits and purchase funds move between solicitors, yours and the vendor's, the same as any private purchase.

Do you guarantee returns?

No, and be careful with anyone who does. Property values and rents go down as well as up. What we stand behind is the process: evidenced numbers, a downside case on every deal, and opportunities rejected the moment they stop clearing your criteria. We sell sourcing and analysis, not investment advice.

Do you sell below market value (BMV) deals?

We never quote blanket discount percentages and we never measure value against asking prices. Every opportunity is assessed case by case, with value evidenced from comparable sold prices, and that evidence is shown in the pack so you can check it independently. Be cautious with anyone promising a fixed BMV percentage on every deal.

What is the difference between a property sourcer and an estate agent?

An estate agent is instructed by the seller and works for the seller's price. A property sourcer is instructed by the buyer and works to the buyer's brief. The compliance obligations are the same: UK rules apply estate agency requirements to sourcers, so the same redress, anti-money-laundering and data-protection registrations apply.

Do I commit to anything by joining?

No. Joining the network simply tells us what you're looking for. There are no fees, no obligations and no contracts. If a deal fits, you'll hear about it; if nothing fits, you won't hear from us at all.

What happens if a deal falls through?

Agreed sales do fall through, and we design for it. We keep pipeline behind every deal, so if a purchase collapses we source a replacement that fits the same brief. Our fee is only due at completion, so a deal that never completes costs you no fee.
